An abundant white-tailed deer population offers excellent hunting for both trophy bucks and does. Quality deer management practices have been implemented to improve herd health and increase hunter success. Permanent stands are strategically positioned near food plots and game feeders.

McElroy Branch and two additional tributaries that run through the property provide good turkey habitat. Nearby thickets have also been preserved for turkey nesting and deer bedding. Several hens with poults have recently been sighted, indicating a successful brood hatch.

Duck Impoundment

Duck hunting at High Cotton is exceptional. The property maintains an established released mallard program, and hunters regularly harvest   limits of mallards and wood ducks along with occasional gadwall, wigeon, and blue- and green-winged teal. Ducks are drawn to corn planted in fenced impoundments that are flooded before the season. A dependable water supply is provided by hardwood drains, two ponds, and a six-inch well.

The area is known for excellent dove hunting. High Cotton’s cropland is planted in corn, milo, and sunflowers to attract doves and support productive shoots.

Well-managed quail woods create an ideal setting for an early-release bobwhite quail program. Mature pines were selectively harvested to create a beautiful open pinewoods landscape. The remaining stumps were ground below grade, making the area comfortable to hunt on foot or from a quail buggy.

High Cotton is located on Hwy 521 approximately two miles south of the iconic Cooper's Country Store. The property joins the Open Space Institutes’ woodlands property that fronts on the Black River and will never be developed.
