The Hampton Stokes Field Club property is located in the South Carolina Low Country between Charleston and Savannah. Tract 1 is a part of the Field Club’s hunting lands and contains a total of 2152.3 acres of natural woodlands, planted pines, pasture, game plots, and duck fields. It has plentiful doves, deer and wild turkeys. Quail hunting has not been emphasized on this particular tract for many years, but there are several areas that could be easily managed for released birds. The production of pine and hardwood timber has been the focus. The property presently has over $2000 an acre in merchantable timber.

 

A tour of Tract 1 is a like going back in time; there are woodland areas that have not been cut in generations, the Pocotaligo and Tulifiny Rivers run together here, a private bridge connects the land on both sides. Huge cypress trees, bays and oaks grow in 18th century rice fields. One of the rice fields has been kept in production and is planted each year for world class duck hunting.

 

There are no public roads running through the property. There are no building improvements. New owners will have a clean canvas to create a place of their own. There are no conservation easements on the property so substantial tax benefits may be available for a purchaser willing to restrict the property from development.

 

Hampton Stokes Tract 1 is well-located near the intersection of the Charleston Savannah Highway and I-95, the busiest interstate in the U.S. It is less than an hour from Beaufort, the beaches and golf courses of Hilton Head and the Savannah Airport, thirty minutes from the jet port in Walterboro, and an hour and twenty minutes from historic Charleston.

 


 


 

 A 90 acre waterfowl impoundment is usually hunted every Saturday of duck season.
