War Trail, a part of Buckfield Plantation, is located just south of Yemassee, a small country town on Interstate 95 in the South Carolina Low Country. Yemassee is near Charleston, Savannah and the beaches at Hilton Head and is accessible from three exits along Interstate 95 (exits 33, 38 and 42). The CSX rail line in Yemassee is home to the Amtrak Station, which serves as the principal rail access point in the Lowcountry region. Historically, northerners coming to hunt in the area got off the train in Yemassee.

War Trail is a transitional property in the path of progress. The property has 796 acres in uplands and 100 acres of wetlands presently used for hunting and timber production. The tract is located in two counties and contiguous. The northern 237 acres is in Beaufort County. The balance of the property, 659 acres, runs south between I-95 and the CSX Rail Line. Overall, the property has approximately 1.0 mile of frontage along Interstate 95 and 2.26 miles of frontage along CSX Rail Line. The closest exits are Exit 33 on I-95 (Charleston-Savannah Hwy) and Exit 38 on I-95 at Yemassee.

The War Trail tract has potential as a mixed-use or industrial development and is suited for recreational uses and timber production. The property has been professionally managed for timber and hunting since being purchased by the current owners in 2004. The property will appeal to anyone who would like rural land in the path of progress.

During the Indian wars of 1715 Yemassee and Creek Indians used a road through the property that became known as the War Trail. It was used later by colonists and British militia during the American Revolution and again during the War Between the States.

The economic growth for the market area for the next five years appears to be strong. This growth potential is supported by the recent success of multiple industrial developments and the location along Interstate 95 and the CSX Rail. 

Hyundai Motors is building an electric vehicle plant near Savannah for $5.5 billion which will be the largest single economic development in Georgia's history and will employ 8100 workers. Suppliers, supporting companies and workers are arriving creating an economic boom in the area. 

In the Ridgeville area several large-scale developments are expected to provide a significant economic impact to South Carolina; these include the $118 million expansion to the Volvo Plant for fully electric vehicles, the South Carolina Ports Authority purchased 940 acres in Ridgeville that is a planned industrial campus, and Wal-Mart has recently agreed to construct a $220 million distribution center which will bring 1,000 full-time and local employees to the county.

The Nature Conservancy and The Open Space Institute partnered in a recent acquisition just west of War Trail creating a 12,000-acre stretch of protected land in Hampton County. Most of this land was also part of Buckfield, which was purchased along with the subject property in 2004. The property is expected to be transferred to South Carolina Department of Natural Resources to become a 12,000-acre WMA, which will be open for public access. This conservation effort will bring a significant amount of recreational exposure to the immediate area. 

The War Trail land in Beaufort County is zoned Rural Development (T2R District)
and the Jasper County land is zoned General Commercial District.

War Trail and Fennell Hill are adjoining properties separated by the CSX rail line.

The properties are connected by road and rail to two of the busiest ports in the US.
