The area is noted for its historic plantations, timber production, hunting lands, and rivers and streams lying along the Atlantic Ocean. Fennell Hill is located in the path of progress. There are approximately 468 acres of highlands and 75 acres of wetlands presently used for hunting and timber production. The property has approximately 1.60 miles of frontage along Interstate Hwy-95 on the western boundary and 1.76 miles of frontage along CSX Rail Line on the eastern boundary. The closest exits on I-95 are Exit 33 to the south and Exit 38 to the north.
Fennell Hill has potential as a mixed-use or industrial development and is suited for interim recreational use and timber production.
The property has been professionally managed as a timber investment since purchased by the current owners in 2004. It should appeal to anyone wanting to own rural land in a growing neighborhood.

The economic growth for the market area for the next five years appears to be strong. This growth potential is supported by the recent success of multiple industrial developments and the location along Interstate 95 and the CSX rail.
Hyundi Motors is building an electric vehicle plant near Savannah for $5.5 billion which will be the largest single economic development in Georgia's history and will employ 8100 workers. Suppliers, supporting companies and workers are arriving creating an economic boom in the area.
In the Ridgeville area several large-scale developments are expected to provide a significant economic impact to South Carolina; these include the $118 million expansion to the Volvo Plant for fully electric vehicles, the South Carolina Ports Authority purchased 940 acres in Ridgeville that is a planned industrial campus, and Wal-Mart has recently agreed to construct a $220 million distribution center, which will bring 1,000 full-time and local employees to the area.
The Nature Conservancy and The Open Space Institute partnered in a recent acquisition just west of Fennell Hill creating a 12,000-acre stretch of protected land in Hampton County. Most of this land was also part of Buckfield. The property is expected to be transferred to the South Carolina Department of Natural Resources to become a 12,000-acre WMA (Wildlife Management Area) which will be open for public access. This conservation effort will bring a significant amount of recreational exposure to the immediate area.
