The Town Tract is located in the small Low Country town of Yemassee and lies between the CSX rail line on the east and Interstate 95 on the west. The property has been used for timber production and hunting for over a hundred years,

Today the Town Tract lies in the path of growth. South Carolina is investing billions of dollars widening and improving I-95 beginning at the Georgia line and expanding northward in phases. This project is designed specifically to accommodate expected increases in traffic and commercial activity coming up the Interstate.

The property is bordered by some of the most beautiful plantations in the country. Many of them have been protected by conservation easements and will never be developed. Recently, several thousand acres just south of the Town Tract have been assembled by The Nature Conservancy, Open Space Institute and other conservation groups for a State DNR Wildlife Management Area.

People visit the Low Country from around the world for the scenery, the culture and the outstanding hunting and fishing. Plantations near the Town Tract include Rose Hill,  Frank Lloyd Wrights' Auldbrass, Old Combahee, Tomotley, Sheldon, Hobonny, Brewton, Bonny Hall and Cherokee.

 Appraisers anticipate more economic growth coming to the area over the next 5 years .

The Savannah Port continues to expand.

Planning documents point toward growth around Yemassee. 

Billions are being invested to widen and improve Interstate-95.

People are moving to South Carolina which is the fastest growing state in the country based on percentage.

The Town Tract is located between the historic cities of Charleston and Savannah. It is close to Beaufort and the golf courses and beaches of Hilton Head. The area is one of the best in the country for world class hunting and fishing.

The Local Regional Airport in Walterboro is less than 30 minutes away. It is the largest general aviation airport in South Carolina with two runways ranging in length from 5500 feet to 6000 feet. Commercial airports are in Charleston and Savannah.

CSX RR and the Amtrak Station are five minutes from the Town Tract. Amtrak trains run several times a day with stops between New York and South Florida.

The station has an interesting history. In the late 1800's and early 1900's the station was important to the agriculture and timber economy of the Lowcountry. In WW ! and WW II the station received over 500,000 Marine recruits on their way to Parris Island. At times during the Korean War there were as many as 350 recruits a day arriving in Yemassee. So, for roughly 50 years, this little town was effectively the gateway to the U.S. Marine Corps.

The station was also busy with northerners coming to hunt on the areas' numerous plantations. Many hunters brought their families and staffs and spent the entire winters here.
