Four parcels are available from 6 acres to 230 acres. The parcels are contiguous, have substantial road frontage and an excellent location. They are zoned “Regional Commercial District” one of the county’s  most accommodating commercial zoning classifications.

Exit 38 is at the Lowcountry town of Yemassee. 

The parcels are a part of the old Buckfield Plantation which covered over 11,000 acres used for hunting and forestry. Hampton County is transitioning from a predominantly rural economy towards a regional manufacturing and logistics market. There are continued investments in shovel-ready industrial parks, speculative industrial buildings, rail sites, and warehouse expansions  indicating increasing confidence in the county’s long term industrial potential.

I-95 is becoming a more important freight corridor. South Carolina is investing billions of dollars in widening and improving I-95, beginning at the Georgia line and extending northward in phases. These projects are designed specifically to accommodate expected increases in traffic and commercial activity.

The Savannah Port continues to expand. Distribution centers, manufacturing, and logistics companies increasingly look for sites within 30 to 60 minutes of the port. Yemassee sits in that general logistics zone while typically offering much lower land costs than Bluffton or Hardeeville.

Planning documents point toward growth around Yemassee. Both Beaufort County and Hampton County identify the Yemassee area as an appropriate location for commercial, industrial, and mixed-use development because of its interstate access, available utilities, and rail proximity.

The 230 acre tract is presently used for deer and turkey hunting. The tract has two miles of frontage on Simmons Road with excellent

exposure to Interstate 95.

The tracts are located between the ports of Savannah and Charleston with access to one of the busiest

trucking routes in the country. 

People are moving to South Carolina. The State is increasing in population by more than any other state in the U.S. based on percentage.
