Loch Dhu

257.37 Acres

A Waterfront Property on Lake Marion in Berkeley County, SC

SOLD

The Loch Dhu property is 257.36 acres in two parcels. One tract consists of an 8.94-acre parcel that fronts on Lake Marion and two contiguous parcels totaling 94.21 acres.

Loch Dhu is a truly historic lake-front property that is within a one-hour drive from downtown Charleston. Other additional family-owned woodlands may also be available for purchase.

Loch Dhu Plantation is part of a tract of land that dates to a 1749 grant from the King of England to William Kirk. The name Loch Dhu (Black Lake) was taken from a mill pond or lake that was built on the property long before Lake Marion was formed. Loch Dhu is located in northwestern Berkeley County in the Cross area approximately six miles east of Eutaw Springs near the Orangeburg County line.

The 94.21-acre tract includes the plantation house which was built in 1812 and is on the National Register of Historic Places. During the Civil War, the house was used as a hospital for the Confederate wounded. The original part of the house contains some 3,000 square feet. The back portion of the house was replaced in 1961, and the newer part contains approximately 1,300 square feet. While structurally sound and reasonably maintained, the house has not been occupied for approximately two years and is being offered "as is".

The 94.21 acres tract includes a mixture of 10-year-old +/- planted pines and mixed hardwood and pines which provide an effective buffer for the homesite parcel as well as hunting/recreational opportunities. These three parcels are located on well-maintained county and private dirt roads.

The 8.94-acre parcel fronts on a sheltered area of Lake Marion on two sides and provides excellent lake views and easy lake access.

A noncontiguous tract contains 154.21 acres and fronts on Old SC Highway 6. Approximately 60% of this tract was clear-cut several years ago and is currently in the process of being reforested by the owners. The balance of this tract is in planted pines that are some 8 years old. This tract is split by a county dirt road, and the eastern portion of this tract also includes an existing right-of-way for an additional access road along the northeastern boundary.
