HISTORIC HUNTING CLUB FOR SALE

The Hampton-Stokes Field Club is located in South Carolina between Charleston and Savannah. The property was the original purchase of Mr. Claude W. Kress of Kress Department Stores in 1907. Although an avid bird hunter, Kress was a shrewd businessman who recognized the agricultural potential of the property. The mild climate and soils in the area produce the fastest growing pine timber in the United States. In addition Kress discovered that narcissus flowers could be grown in the old rice fields and became the largest bulb producer in the country, supplying all of his stores. The land produced income while Kress and his family enjoyed some of the finest hunting in the world.

Within five years Kress had acquired over 11,000 acres. This entire property is  known as Buckfield Plantation and has been operated for timber production and hunting now for over a hundred years. Today the old rice fields are used to attract waterfowl that visit annually by the thousands. There are deer, turkeys, quail and doves.

The Hampton Stokes Field Club portion of Buckfield contains approximately 1959 acres and can be operated as a stand-alone plantation. Improvements include the main house, the field house, dog kennels, barn, stables, and two workman houses. There are fifty acres in a high-fenced dove field, twenty-five acres in horse pastures and ninety acres in floodable duck fields. The present timber value on Hampton-Stokes is approximately $2,497,000 or $1275/acre.

Hampton-Stokes is near the two most popular tourist destinations in the United States; Charleston, South Carolina and Savannah, Georgia. The plantation lies along I-95, the busiest interstate highway in the country. It is less than an hour from Hilton Head and the Savannah Airport, and thirty minutes from the private jetport in Walterboro, South Carolina.

Since there are no conservation easements on the plantation substantial tax benefits may be available for a purchaser willing to restrict the property from development.
