Due to less than positive
agricultural economic factors, few farmers appear to be buying
additional acreage. The farmland market is, however, being
supported by continued strong demand for recreational tracts and
for parcels in the 50 to 250 acre range that are being used as
part- time farms or country retreats.

Land values continue to increase,
with the growth being driven by demographic trends as quality of
life factors attract more and more people to the southeastern U.
S. Location and natural amenities such as streams, lakes, and
attractive topography are often more important than the
productivity of the land.

Average
farmer age is increasing as fewer younger people are opting for
life on the farm. Since farmland represents the primary asset of
many traditional farm families, more agricultural acreage is
expected to be placed on the market over the next few years as
retiring farmers or their heirs seek to liquidate and diversify
their asset base.
