Market Report 2005
Overview
Our company handles sales of farms,
hunting plantations, timberland and other special properties in
Georgia and South Carolina. This report will deal with market
trends in these areas.

Timberland
In spite of thousands of acres of
timberland having been placed on the market in the last few years
by timber companies, prices for farms and plantations in Georgia
and South Carolina remained strong during the first part of 2005.
There was, and still is, very little inventory on the market. Thus
far, the supply of timberland has been readily absorbed by the
market, purchased mostly by individuals for recreational and
development purposes.
Most timber tracts have been
selling for $1000-$1500/acre plus the value of the timber and the

improvements. Some sales have been
higher if the land could be converted for development or
recreational use.
In coastal South Carolina pressure
from developers has been intense. Over 250,000 acres of private
property, mostly plantations in the “low country,” have been
placed under conservation easements to protect the land from
development and help preserve the pristine beauty of the area.
According to Charleston attorney,
Scott Barnes, “Landowners have become increasingly
knowledgeable about the benefits derived from conservation
easements and have found them to be a useful tool in preserving
family lands for the use and enjoyment of future generations.”

Plantations
There are only about 250 “real”
plantations in Georgia and South Carolina. Some are more than 200
years old and have remained in the same families for generations.
These wonderful estates average about 4000 acres in size and many
are operated for quail hunting, farming and timber production.
